TRREB's May 2026 numbers dropped on June 3rd — and they show a market that is quietly but clearly tightening: more sales, far fewer new listings, and growing signs that the price floor may not be far away. Whether you're thinking about buying, selling, or just keeping your finger on the pulse — I've pulled together the key numbers, my honest read, and a few things worth knowing about this summer in Mississauga and Toronto. Let's dig in. GTA home sales rose 6.3% year-over-year in May 2026. Here's the snapshot from TRREB's official May 2026 report: Yes, prices are still softer than a year ago — but here's the bigger picture: sales are accelerating while listings are shrinking fast. When that gap widens, inventory gets absorbed, competition between buyers increases, and the price trend flattens — then turns upward. TRREB says we're already seeing this in some neighbourhoods. Note: The average selling price edged slightly higher month-over-month on a seasonally adjusted basis vs. April 2026. Not all property types are moving the same way. Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs. Sales are forecast to improve further as we move through the second half of this year. Sellers are sitting tight, which means buyers are choosing from a much smaller selection than a year ago. Mortgage Rates 5-year fixed rates sit in the 4.04–4.29% range; variable rates hover near 3.35%. Combined with softer prices, monthly payments are more manageable than buyers saw in 2022–2023. Pent-Up Demand TRREB confirmed it again: a large pool of buyers remains on the sidelines. Any positive news on the trade or geopolitical front could trigger a significant new wave of activity heading into fall. Supply & Policy TRREB is backing Ontario's Bill 98 — aimed at cutting red tape to speed up housing construction. Less new supply coming online now means more upward price pressure on existing homes later. But the window is narrowing — new listings are down nearly 19%, so your choices are fewer than just weeks ago. Between the World Cup, free festivals, and some massive concerts just up the highway — there's no shortage of things to look forward to this summer. Here's a curated look at what's on. Canada is hosting its first-ever FIFA World Cup matches this summer — and Toronto is one of the host cities. Six matches are being played at BMO Field (Exhibition Place) from June 12 to July 2. Canada's Men's National Team plays on home soil for the first time in World Cup history. Can't get tickets? Free FIFA watch parties run June 11–July 19 at Mississauga Celebration Square on the big screen — open to everyone. Mississauga Celebration Square is running free events from May through October.
