Spring Is Here —
And Buyers Are Coming Back
What the latest numbers
mean for your move
Happy May! I hope you're enjoying the spring weather — because the real estate market is warming up right alongside it. The April 2026 numbers just dropped from TRREB and they tell a story worth paying close attention to, wherever you are across the GTA.
Whether we've worked together before, you're thinking about making a move, or you're simply keeping an eye on the market — this update is for you. Let me break it all down: no jargon, no fluff, just what's actually happening and what it means.
GTA home sales rose 7% year-over-year in April 2026.
That's 5,946 homes sold — up from 5,556 in April 2025. At the same time, new listings fell 9.3% compared to last April. Less supply, more buyers. The market is quietly tightening.
The April Numbers
GTA Market Watch
Here's the snapshot directly from TRREB's official April 2026 report:
Yes, prices are still softer than a year ago — but here's what I want you to notice: sales rose faster than new listings month-over-month. When buyers move faster than sellers list, inventory gets absorbed and the market starts turning a corner. We're not there yet — but this is what the early innings look like.
Prices by Home Type
GTA Breakdown
Not all property types are moving the same way. Here's how average prices looked across the GTA in April:
| Home Type | Avg. Price (GTA) | Year-over-Year |
|---|---|---|
| Detached | $1,372,688 | −5.0% |
| Semi-Detached | $1,033,469 | −6.4% |
| Townhouse | $849,760 | −5.9% |
| Condo Apartment | $635,653 | −6.4% |
These are GTA-wide averages — every community tells its own story. If you'd like to know exactly what's happening in your specific area and for your home type, that's exactly what I'm here for. Just reach out.
Lower home prices and borrowing costs over the past year have been a catalyst for some homebuyers this spring. However, we still have a substantial amount of pent-up demand in the marketplace. More certainty on the trade front and an easing in geopolitical tensions would result in further improvements in market activity.

Four Things I'm Watching
My Read
New listings dropped 9.3% vs. last April. Sellers are holding back — which means buyers have fewer options than a year ago. If you're shopping now, choice is narrowing across the GTA.
5-year fixed rates are now in the 4.04–4.29% range — down sharply from last year. Variable rates sit even lower at ~3.35%, giving buyers real options and meaningful payment clarity.
TRREB flagged it officially: there's still a substantial pool of buyers on the sidelines. Any easing of trade tensions or geopolitical uncertainty could trigger another significant wave of activity.
TRREB released a major new housing policy report calling for red tape reform across Ontario. Less new construction coming online now means more upward pressure on existing homes down the road.
What Does This Mean for You?
My Take
You're still in a strong negotiating position — prices are softer than last year and you have real leverage. But spring momentum is building. Listings are thinning while buyer activity picks up. If you've been waiting for the "right time," the window of maximum choice may be starting to close. Let's connect before the summer slowdown.
Here's something most people don't realize: fewer sellers are listing right now, which actually works in your favour. A properly priced, well-presented home gets more eyeballs today than it would have six months ago. Spring is the right season — let's talk strategy before it passes.
Condos took the biggest year-over-year price hit at −6.4%. If you're an investor considering selling, now's the time to be strategic about timing and positioning. If you're a first-time buyer eyeing a condo as your entry point — today's pricing is genuinely attractive compared to 2022–2023 levels.
My overall read on this spring market: it's not a feeding frenzy, and it's not a freefall. It's a transitional moment — and those are often the best times to make a move, because the market hasn't fully caught on yet.
No matter where you are in the GTA, these dynamics apply to your community. The details vary — and that's exactly why having someone in your corner who knows the local market matters. If you have questions, or just want to think through your next step, I'm always just a call or email away. No pressure, no pitch — just a real conversation.
Wishing you a wonderful May,
